Real Estate Services Developments – Collaboration Agreement Confirmation
1. Purpose
This Collaboration Agreement outlines the terms under which Real Estate Services Developments (RESD) engages with selected agents for the marketing and sale of specific developments. The aim is to ensure professionalism, consistency, and transparent communication in all dealings.
2. Mandated Agent
All developments listed under RESD are managed by a mandated agent. This agent is the primary point of contact for the development and is responsible for maintaining the relationship with the developer.
3. Advertising Material
All marketing and advertising material for the development will be provided by RESD or the mandated agent. No agent may alter, edit, or redesign this material without prior written approval from RESD.
4. Agent Requirements
- Profile picture, valid FFC certificate with number, and full contact details are mandatory.
- No direct contact with developers unless during scheduled property visits.
- Under no circumstances are questions, queries, or responses to be directed to the developer or their staff — all of this must come through RESD.
- All questions, queries, and responses must be directed through Real Estate Services Developments to ensure consistent communication and professionalism.
- General day-to-day communication will be done via a WhatsApp group specific to that development.
5. Lead Allocation
Leads generated from development marketing will be allocated to selected agents by the mandated agent or RESD. Lead distribution will be at the sole discretion of the mandated agent to ensure fairness and maximum sales opportunity. It is the sole responsibility of the selected agents to market the property and generate their own leads.
6. Offer to Purchase (OTP) Process
- OTP and full FICA documentation must be submitted to RESD for processing.
- No OTP may bypass our internal process.
- Failure to comply with this process will result in the forfeiture of your commission on the deal.
7. Commission Split
Unless otherwise stated, the commission will be split as follows:
- 30% to the mandated agent
- 50% to the selling agent
- 20% to RES Head office

8. Acknowledgement
By signing this agreement, the agent acknowledges that they have read, understood, and agree to abide by the terms set out above.

1. Introduction
This Privacy Policy, Disclaimer, and Terms & Conditions (“Agreement”) governs the use of the Real Estate Services Developments website and marketing platform by internal and affiliated Real Estate Services agents. By accessing or using our platform, you agree to comply with the terms outlined herein. This platform has been specifically developed to assist and improve sales efforts and income opportunities for internal company agents. We expect the highest level of integrity and professional conduct in all engagements on this platform.
2. Privacy Policy
2.1 Information We Collect
We collect limited personal information including names, phone numbers, email addresses, and buyer interest details for the purposes of property sales, lead follow-ups, and marketing campaigns.
2.2 Use of Information
Information gathered is used solely for:
- Facilitating communication between agents and potential buyers.
- Processing property sale inquiries.
- Ensuring accurate commission distributions.
We do not sell, distribute, or share client information with third parties without explicit permission, except as required by law.
2.3 Data Protection
All data is stored securely and access is restricted to authorized personnel only. Agents are required to handle all shared client information with strict confidentiality and comply with POPIA regulations.
3. Disclaimer
3.1 Accuracy of Listings
While we strive to maintain accurate and up-to-date listings, Real Estate Services Developments does not warrant the completeness or accuracy of any property information provided by agents.
3.2 Use of Platform
Agents use this platform at their own discretion. Real Estate Services Developments shall not be held liable for any misrepresentations made by individual agents.
Any agent that has not signed and agreed to our terms and conditions is not permitted to make use of any of our website material for any purpose whatsoever and will be legally liable for any copyright infringements or any misrepresentation of our platform (Any Individual Agent is under strict instruction and obligation to include Real Estate Services Developments in all listing’s and Mandates that have been obtained by using our platform or any material as well as a participating agent on any of our developments.)
YOU WILL BE REPORTED TO THE PPRA should any illegal usage of our material in any way be discovered (AS PER STANDARD REAL ESTATE PRACTICE).
THIS PLATFORM HAS BEEN DEVELOPED FOR ADVERTISING ON SOCIAL MEDIA PLATFORMS AND NOT FOR LISTING ON PROPERTY 24 ETC., UNLESS YOU HAVE WRITTEN CONSENT FROM THE MANDATED AGENT.
3.2a Amendments
This document may be amended at any time by Real Estate Services Developments. Agents will be notified of any such amendments via the official WhatsApp group created for each development.
3.2b Mandates and Agent Removal
All current listings are mandated to Real Estate Services Developments. Access has been granted to selected agents to work on these developments; however, should an agent be removed, deemed unfit to continue as part of the sales team, or should they decide to leave the team,
The following conditions will apply:
The agent will be required to immediately remove their Property24 (and any other platform) listings for all Real Estate Services Developments properties.
They will no longer have the right to advertise or market these properties on any platform.
All marketing material previously provided remains the intellectual property of Real Estate Services Developments and must not be used by the removed or departed agent under any circumstances.
Any material obtained by the agent while visiting these developments, including photographs, videos, or notes, may not be used for marketing, advertising, or resale purposes.
Agents who leave but still possess knowledge of these developments are strictly prohibited from selling, marketing, or advertising these property developments in their personal capacity.
Under no circumstances may a removed or departed agent contact the developer directly. All communication with developers remains the exclusive responsibility of Real Estate Services Developments.
Failure to comply with the above requirements will result in being formally reported to Real Estate Services Head Office and to the Estate Agents Board (PPRA).
3.3 Developer Communication
Under no circumstances may an agent contact a property developer directly. All communication and coordination with developers will be handled exclusively by the lead agent managing the development. Breaching this policy may result in removal from the platform and loss of access privileges.
4. Terms and Conditions
4.1 Commission Structure
When an agent sells a unit within a listed development, the standard commission split is as follows:
- 30% to the listing (mandated) agent
- 50% to the selling agent
- 20% to Real Estate Services Head Office
For ease, this is represented as a 50/50 split between listing and selling agents after head office’s portion.
This will be displayed on the top of each relevant development’s marketing material page.
4.2 Referral Commission
If an agent receives a lead via their own advert but refers the lead to the managing agent (RESD), a referral fee of 20% of the selling agent’s commission will apply.
All referrals must be redirected to Real Estate Services Developments via Lance Ferreira at 072 488 1925 for proper tracking and approval.
4.3 Platform Integrity
This system has been designed to improve sales and income for internal company agents who have submitted the “agree to terms and conditions” form.
Once part of our team, no material or URLs are to be shared with agents not involved with this system.
Integrity in usage is expected at all times. Any misuse, misrepresentation, or breach may result in disciplinary action or access restriction.
4.4 Listing New Developments
Should another Real Estate Services agent wish to list a development on our platform:
- An individual discussion will be held with each development’s mandated agent to reach an agreement based on standard real estate practices.
- If you use our information to approach and/or secure a development listing, you have an obligation to list this development on our platform for all subscribed agents to access, unless otherwise determined by the mandated Real Estate Services Development agent managing the development. Additional property listings obtained by any agents working our mandated development’s will remain on the original commissions split agreement, as these listings where obtained by our introduction to the development.
Regarding commissions and splits, RESD reserves the right to accept or decline who is allowed to list on our platform, as this is a private platform.
LISTING AGENT COMMISSION OFFER:
The listing agent retains the right to vary the commission structure according to their preference, which will be displayed on the top of each relevant development’s marketing material page.

We are pleased to invite you to join Real Estate Services Developments as we expand our network by partnering with area specialists in locations where we have real estate developments or willing-seller properties outside our primary coverage areas.
This agreement sets out the terms, responsibilities, and compliance requirements for collaborating as an appointed area partner.
Collaboration Framework
1. Case-by-Case Allocation
Properties will be allocated based on location, availability, and market fit.
2. Marketing Support & Buyer Engagement
- Professional marketing across 21+ advertising portals.
- 20+ full-frame professional images and a property walkthrough video.
- Complete listing details including headings, descriptions, rates, levies, and developer/seller insights.
- CMA/Lightstone Reports available on request.
- All OTP templates provided upon request for each development/seller.
3. Commission Structure (Example based on 3% professional fee – actual structure may vary by development)
- Administration Fee: 20% deducted from total commission before agent split.
- Split: 50% to Selling Agent, 30% to Operations.
Example – Sale Price R2,000,000:
- Total commission (3%): R60,000 (excl. VAT)
- RES Head Office (20%): R12,000
- Remaining Commission: R48,000
- Selling Agent: (50%)R30,000
- Operations: (30%) R18,000
4. Agent Requirements
- Profile picture, valid FFC certificate with number, and full contact details.
- No direct contact with developers unless during scheduled property visits.
- All questions, queries, and responses relating to the property, marketing, or process must be directed through Real Estate Services Developments.
- Under no circumstances are questions, queries, or communications to be directed to the developer or any member of their staff. All correspondence must come through Real Estate Services Developments.
- General day-to-day communication will be conducted via a dedicated WhatsApp group specific to that development. This ensures transparency, efficiency, and consistent updates for all parties involved.
5. Marketing & Viewing Expectations
- Initial listing created by RES Developments; agents are encouraged to extend reach to neighboring areas.
- Proof of listing (Property24 screenshot) required. In Neighboring area’s
- Weekend show days compulsory – managed via a fair roster system.
- Minimum one social media post per week using supplied marketing material (mandatory).
- Additional branding (banners, pamphlets, etc.) available with shared financial contribution.
6. Offer to Purchase (OTP) Process
- OTP and full FICA documentation must be submitted to RES Developments for processing.
- No OTP may bypass our internal process.
- Failure to comply with this process will result in the forfeiture of your commission on the deal.
7. Handover Process
- Sales agent to personally handle key handover after registration and initial inspection.
Compliance & Legal Obligations
All processes must be followed in accordance with the Property Practitioners Regulatory Authority (PPRA) of South Africa.
Failure to comply will result in:
- Immediate removal from our team without prejudice, at our discretion.
- Formal report and complaint to Real Estate Services South Africa Head Office.
- Potential escalation to the PPRA, based on head office recommendation.
By accepting this agreement, you confirm that:
- You are legally bound by all terms outlined above.
- You will conduct all business with professionalism, integrity, and full compliance with the PPRA Code of Conduct and RES internal policies.

1. Professional Appearance & Dress Code
- All agents must dress in a professional manner as per PPRA requirements.
- A neat, tidy, and business-appropriate appearance is expected at all times.
- Professional presentation reflects positively on both the agent and the development.
2. Showday Commitment
- Agents who commit to showdays via our rosters must honor their obligations.
- Full attendance, punctuality, and preparedness are required for the scheduled times.
- If an unforeseen circumstance prevents attendance, the agent must notify the coordinator immediately.
3. Marketing & Advertising Responsibilities
- Property24 listings and professional social media advertising are essential obligations for all agents.
- All advertising material must be accurate, professional, and aligned with the branding of Real Estate Services Developments.
- Agents may only market developments using approved material supplied or authorized by Real Estate Services Developments.
4. Professional Conduct
- Agents are expected to act with integrity, respect, and professionalism at all times.
- Courteous, ethical, and client-focused interactions are mandatory.
- No behavior that may negatively affect the reputation of Real Estate Services Developments will be tolerated.
5. Compliance with Policies
- All agents must comply with the Privacy Policy and all other company requirements.
- All media, marketing material, and property listings remain the intellectual property of Real Estate Services Developments.
- If an agent is removed or no longer represents us, all such material must be immediately taken down and may not be used again.
6. Breach of Conduct
- Any agent found not adhering to this Code of Conduct will face immediate removal from all Real Estate Services Developments activities.
- Removal includes exclusion from showdays, withdrawal of sales or rental opportunities, and revocation of marketing rights.
