FAQ
Frequently Asked Questions
Investing in Country Gardens Estate means you’re part of a sustainable, modern development offering energy-efficient homes with lower maintenance costs and innovative off-grid solutions. Compared to traditional estates, we provide eco-friendly, timber-framed homes with quicker construction times and lower carbon footprints, making it the ideal choice for forward-thinking investors.
Our homes are built using engineered timber, which is both strong and sustainable. Timber is an incredibly durable material and can outperform brick and mortar in many ways. For example, timber structures like the Guggenheim Museum in New York and The Edge in London are built using timber and have lasted for decades. With proper care, a timber home can last well over 50–100 years, much like traditional brick homes. Moreover, timber construction uses less energy to produce and has a lower environmental impact, making it a great choice for future generations.
Timber homes are incredibly durable, often lasting as long as or longer than traditional brick-and-mortar homes. Real-life examples of timber structures that have stood the test of time include the St. Mary’s Church in the UK (constructed in the 13th century) and the Viking Longhouses, which have been in use for over 1,000 years. Engineered timber is treated to be resistant to pests, decay, and weather conditions, ensuring the longevity of your home.
Yes, we comply with all necessary regulations for the construction of timber homes. We obtain Certificates of Compliance (COC) for each home before issuing the occupancy certificate. Additionally, we adhere to South African Standards, including:
SANS 10082:2007 – Timber Frame Buildings
SANS 10160:2018 – Basis of Structural Design and Actions for Building and Industrial Structures
SANS 10163:2003 – Structural Use of Timber
SANS 10400:2016 – South African National Building Standards
We are also registered with the National Home Builders Registration Council (NHBRC), ensuring that every home meets structural integrity, safety, and quality standards as per South African building regulations.
We have a solar farm that powers the estate, with residents paying per kilowatt-hour (kWh) used. Each home is equipped with a 48kg gas bottle and a borehole water supply. In addition, we have a mogale water connection and sewerage systems, which are backed up for reliability. This means your water, energy, and waste management are always available and sustainable.
Once the transfer is complete, we deliver homes within 8–12 weeks, depending on the final building contract and purchase documents.
Transfer Fees: These are paid by the developer as you are buying directly from them.
Bond Registration Fees: If your home is instructed by one of our conveyancers, STBB, these are covered. If you choose another attorney, bond registration fees are your responsibility.
Once-Off Fees: A R7,000 gas and bin fee applies, which covers the cost of a full 48kg gas bottle and a new bin with your house number sticker upon move-in.
.
Levy Calculation: Levies are based on the size of your house, not the erf size.
Formula: R5 x house size (in square meters)
Example: For a 163 m² house, levy = R5 x 163 = R815
Fixed Costs:
Bin Collection: R250
Electric Line Connection: R250
Sewage: R300
Total Fixed Costs: R800
Total Monthly Levy:
Example: R815 (levy) + R800 (fixed costs) = R1,615
Rates and taxes for full title units are capped by the Morale City Council and won’t exceed R1,000 per month.
Water: We supply water from a borehole, which is filtered for safe use.
Energy: Our solar farm provides power, and gas bottles are used for cooking and heating. Backup systems ensure energy and water are always available.

Maintenance for a timber home is similar to traditional homes. Pest control should be done annually or bi-annually, and repainting may be needed when the paint peels (typically just the front and back). The durable chromodek cladding helps minimize repainting.
Our homes are fire-treated during manufacturing. The first layer of timber may char, but the structure’s integrity remains intact, offering excellent fire resistance. We also employ oxygen removal techniques during production to make the timber more fire-resistant.
Timber homes are widely used in Holland (where our building standards are based) and in countries like Canada, Finland, and Japan, all of which adhere to high-quality construction standards for timber. Timber homes are not only eco-friendly, but also durable and stylish.
